Southbridge HOA

Information for all Southbridge Homeowners

Southbridge is a beautiful community. The Southbridge Homeowners Association (SBHOA) is a homeowner-run organization created by Don Tierney to increase property values by maintaining the appearance of the neighborhood. This page includes reminders of bylaws and covenants which are beneficial to all homeowners. This website has information that is posted and updated throughout the year. Please familiarize yourself with the governing documents on the website. If you have questions for the HOA Board, contact us.

Each homeowner is jointly and equally responsible for the quality of our community.  We each chose to move to Southbridge, being well aware of covenants and bylaws prior to purchasing our homes.

In an effort to maintain a high standard, your support is appreciated in complying with the covenants and by-laws. Individual choices that are made by homeowners impact the entire SBHOA.

Necessary steps need to be taken by a few homeowners to align with set bylaws and covenants.

The SBHOA would rather not have to issue reminders, so please be a good neighbor.

A big THANK YOU for those homeowners who continue to follow bylaws, covenants, and good neighbor suggestions. THE SBHOA community appearance can add value to all homes, including yours. Also, a thank you to all of you that welcome new neighbors.

Dues (Covenant 4.11B)

Homeowners are responsible for dues. Dues are $50 a year. Payment is due by April 1st, reminders are sent out prior to that date. Due to a very small number of homeowners not paying their annual dues (and sometimes for several years in a row), a late fee was adopted. The late fee is $25. Payments may be made through the mail or Venmo. Please see the Dues page for more details.

Trailers/Boats (Covenant 3.14 Trailers/Boats)

All trailers and boats must be stored off-site, not on your property. They are not to be stored on the side or back of home lots, in driveways, or on lawns.

Signage (Covenant 3.22 Signs)

Signs seem to be important for homeowners for various activities, for example: graduations, celebrations, and sports. The Southbridge HOA board has agreed to waive this rule for short periods. If a homeowner places a sign in a yard, do not place it on the terrace, as that is village property. Please remove the sign in a timely manner - ONLY keep a sign out for a few weeks.

Fences

Most Southbridge covenants (there are 11) require approval to install a fence and one covenant states, “All approved fences shall be wrought iron or an ornamental iron fence, black in color.  No approved fence shall exceed four feet six inches (4'6") in height, without the express written approval of the Developer or the Committee.  No chain link, plastic or vinyl fence shall be installed or built at any time.”  When asked, a black metal ornamental fence below 4’6” has been the standard for approval.  Please be sure to check Sec. 133-1135 “Fences and hedges” of the village ordinance for further restrictions.

Street Lights

If a streetlight bulb needs to be replaced, contact Public Works at 608-849-5892.

Mailboxes

Mailboxes have a uniform wood post. All posts should be re-stained brown on a periodic basis to keep consistency throughout the neighborhood. We request that the posts/mailboxes are NOT painted to match your home. If they are painted, please re-paint them using a brown paint to match a brown stain color.

Original mailboxes in the SBHOA were white, which have rusted and have not held up with time. To date, homeowners are switching to dark brown/black boxes to maintain uniformity.

If a new post or mailbox is needed, please contact a SBHOA Board member or email the Board. Replacement posts have a nominal fee. Please keep mailbox uniformity throughout the SBHOA.

Trash and Recycling Bins

To maintain the beauty of our neighborhood, please keep trash and recycling bins hidden from street view (ideally stored inside your garage) except on collection days.

Pool

The Pool Board has asked the HOA Board to inform all interested owners to visit the Southbridge pool website for membership forms and the latest Pool announcements.  For questions, or to be added to the Pool contact list, email the Pool Board at southbridgepool@gmail.com (please note that this is for pool-related issues, and is not the email address for the HOA Board).
